Cancellation & Refund Policy

The Co-Host Method Ltd. operates under the governing laws of England and Wales. This policy outlines the terms for cancellation and refunds for our bespoke Market Analysis services in compliance with the Consumer Rights Act 2015.
1. Payment Structure and Service Fees
Our service fee is structured to compensate for the intensive data analysis and expert interpretation required to produce a bespoke 29-page institutional-grade report.

Base Service Fee: £299 (covers the analysis of one primary property).

Additional Property Fee: £100 per additional property included in the same order.

Earned Fee Status: The service fee is considered "earned" in full upon the commencement of the research and data-gathering phase.
2. Statutory Right to Cancel and Immediate Commencement
Under UK law, consumers typically have a 14-day "cooling-off" period. However, this right is restricted for bespoke digital services that begin immediately upon request.

Immediate Service Request: By completing the purchase and submitting the property intake form, the client expressly requests that The Co-Host Method Ltd. begins the analysis immediately.

Waiver of Cancellation: The client acknowledges that work on the "Expert Analysis" phase begins immediately upon payment. Therefore, once the analysis has commenced, the client is no longer eligible for a full refund under the statutory 14-day period, as the service is being personalised to their specific requirements.
3. Refund & Cancellation Terms

Pre-Analysis Cancellation: If a client requests a cancellation after payment but before submitting the property intake form (the trigger for our research to begin), a refund may be issued minus a £25 administrative processing fee.

Post-Intake Cancellation: Once the intake form has been submitted and our analysts have begun the data-dive, the fee is non-refundable.

Post-Delivery: Due to the digital nature of the 29-page Audit, no refunds will be issued once the final report has been delivered to the client's email.
4. Quality Guarantee and Rectification
In accordance with the Consumer Rights Act 2015, we are committed to providing services with reasonable care and skill.

The Right to Rectify: If a client is dissatisfied with the depth or accuracy of the analysis, The Co-Host Method Ltd. reserves the right to re-perform or adjust the analysis to address specific concerns at no additional cost.

Cooperation: The client must provide specific feedback regarding which data points they believe require rectification to allow our team to resolve the issue.
5. Service Delivery Commitment
We commit to delivering the completed "Market Analysis" within five (5) working days from the date the client provides all necessary information via the intake form. Delays caused by the client’s failure to provide accurate property links or data do not constitute a breach of our delivery commitment.
6. Third-Party Data Disclaimers
Our reports utilise data from third-party providers (e.g., AirDNA). We are not responsible for, nor can we offer refunds based on, inaccuracies within these third-party datasets or sudden shifts in platform algorithms (Airbnb/Vrbo) that occur after the report is delivered.
